In the last several years, the local condo market has changed dramatically. The last several buildings have been decidedly on the luxury side of the market, loaded with amenities and high price tags. The newest building, The Austin, is loaded up with amenities and design concepts that feel like a high-end Manhattan condo. But there are other Condos that were designed to be more affordable, less amenities but with lower price tags and common charges. One of the big differences vs. Coops is that all of the condos (save 2) are newer and have washer and dryers in the units. All of the luxury buildings have connected garages. Here is a quick overview of the buildings:
Luxury Condominiums
The Austin at 78-29 Austin St, just off Union Turnpike and a block off of Queens Blvd. The newest building with the first closings in October of this year. The most amenities of any building, including rooftop pool and pickleball court. This building has reset the upper price point for condos in the area; selling for well-more than $1,000 per square foot. There are 98 total residences, many still for sale. • Penthouses: $2,045k to $3,881k
• 3 Bedroom Townhouses (direct access to outside): $1,988k to $2,975k
• 3 bedrooms Apartments: $1,582k to $2,570k
• 2 bedrooms: $1,225k to $1,500k

BLVD at 107-06 Queens Blvd, by MacDonald Park and the Post office, 74 total units, opened in 2022. A luxury building with many amenities, not quite as many as The Austin. Units have relatively small rooms, are designed beautifully and have floor to ceiling glass. There are several units available for re-sale currently. When it opened, it was the most expensive building in Forest Hills. Here is a range of prices by size:
• 3 bedrooms: $1,629k to $1,950k (only 2 sold)
• 2 bedrooms: $985k to $1,850 (a large range, 32 units sold)
• 1 bedroom: $745,000 to $886k
• Studios: $515k to $640k

The Aston at 108-20 71st Ave, adjacent to 71st Ave Subway station with 97 units over 17 floors, opened in 2015. They have modern designs and open-concept kitchens and several on the lower floors have 9’ ceilings and several units have terraces. Many units have since turned over at least once and sometimes more than once, there are usually a few units for sale. Their tax abatement expires shortly. Here is a range of recent sales by size:

The Windsor at 107-24 71st Road 1 block from 71st Ave, 95 units in 21 stories. One of the first luxury condos with amenities with the first sales in 2005. They have modern designs with open-concept kitchens and floor to ceiling glass. Many units have turned over at least once and there are typically a few units for sale. Tax abatements have expired. • 3 bedrooms: $1,618k to $1,700k; only 2 sales
• 2 bedrooms: $975k to $1,225

The Pinnacle at 112-01 Queens Blvd, a few blocks east of Ascan Ave with 219 units over 27 floors that began sales in 1992. The first luxury condo in Forest Hills with modern amenities but somewhat aged now. Most units have sold at least once and there are typically 5 or more for sale and the condo association discourages rentals. Many have terraces, some quite large. Value Condominiums. These buildings don’t come with doormen or other similar amenities and instead focus on operational efficiency and low common charges. Some have connected garages, but not all.
The Forest Hills Royale at 76-01 113th St, a block from Queens Blvd near the E and F Union Turnpike station and opened in 2006. This condo has 28 units over 8 floors and has a parking garage but no doorman, etc. This building is known for the low common charges and operational efficiency. With the small number of units, there usually aren’t any units for sale. Here is a range of recent sales by size:
• Penthouse 4 bedrooms: $905k to $1,099k
• 3 bedrooms: N/A
• 2 bedrooms: Most recent sale from 2021 for $605k
• 1 bedroom: $459k to $657k

The Longfellow at 111-14 76th Ave, about halfway between Ascan Ave and Union Turnpike. This is an older building completed in 1938 with 95 units over 6 stories. There are many rental/investment units in this building, it does have a part-time doorman but no garage. As a pre-war building, apartments overall and bedrooms in particular and nice sized. Sunrise Condominium at 109-19 72nd Rd completed in 2022 with 46 units over 7 stories, facing Mary Queen of Martyrs church. The building has a garage but no doorman. There are several rental/investment units in the building and there is usually about 1 unit for sale at any given time. This was one of the first buildings that incorporated home office areas into many apartments and most have a terrace. Bedroom sizes tend to be on the smaller size.
