Now that 2024 is behind us, I wanted to take a look at some of the significant house sales in Forest Hills. The biggest takeaway; sale prices remain strong and are growing for houses.
There are some new high prices for specific types of homes and some real growth in value of homes in Parkside; which includes the parts of Forest Hills south of Queens Blvd not part of Forest Hills Gardens or Van Court.
Both the FH Gardens and Cord Meyer continue to be amongst the most valuable properties in Queens while Van Court also shows growth.
Forest Hills Gardens
51 Summer St, FH Gardens, $2,100,000, One family attached or semi, 2,022 sq ft. Renovated fully attached townhouse with finished basement, no garage. New high price for this row of townhouses in FHG.

23 Middlemay Circle, FH Gardens, $2,150,000, One family attached or semi, 2,460 sq ft. Largely renovated attached townhouse with good-sized back yard, detached garage abutting private park. Designed to minimized area attached to neighbors on both sides; new high price for Middlemay Circle house of this size.

4 Park End Pl, FH Gardens, $1,950,000, One family attached or semi, 1,960 sq ft. Semi-attached townhouse with small but very nice, developed back yard, no garage. Renovated but small-scale rooms, this is by far the highest price for one of these Atterbury stucco townhouses made with prefabricated concrete slabs.

66 Greenway Terrace, FH Gardens, $3,000,000, One family attached or semi, 4,393 sq ft. Very large, well-maintained semi-attached Gardens on desirable Greenway Terrace. Shows continued high prices for these townhouses that face Flagpole Green.

16 Shorthill Rd, FH Gardens, $2,860,000, Two Stories Detached, Small – Mod Size, 3,483 sq ft. Partially renovated, large Gardens home on a corner lot with very private back yard and garage converted to living space. Possibly could have gotten more if was sold in the spring.

61 Deepdene Rd, FH Gardens, $2,730,000, Large Suburban Residence, 2,930 sq ft. Large home on large corner lot in FH Gardens, partially renovated. Strong price for a home in this part of the Gardens.

Cord Meyer Section of Forest Hills
108-12 68th Rd, Forest Hills, $2,025,000, Large Suburban Residence, 6,000 sq ft. Large brick colonial with high ceilings in Cord Meyer. Likely will be torn down or dramatically modified.

110-26 68th Dr, Forest Hills, $3,600,000, Large Suburban Residence, 2,688 sq ft. Large lot, was an older house to be completely redeveloped in Cord Meyer.

76-14 113th St, Forest Hills, $1,636,000, Two family Brick, 1,776 sq ft. Shows strong demand for 2-family homes in the northwest in an area mostly Coops.

110-53 69th Rd, Forest Hills, $2,550,500, Large Suburban Residence, 2,760 sq ft. Another older home on a large lot in Cord Meyer bought to be redeveloped.

Van Court Section of Forest Hills
71-56 Ingram St, Forest Hills, $2,600,000, Two Stories Detached Small or Mod Size, 3,268 sq ft. Large center-hall colonial in Van Court on a large corner lot. One of the highest prices ever in Van Court area.

69-52 Groton St, Forest Hills, $2,080,000, Large Suburban Residence, 2,645 sq ft. Fully detached 5 bed, 3.5 bath masonry home, no garage. One of a few on this street of this size to sell for more than $2 million.

Parkside Section of Forest Hills
69-22 Nansen St, Forest Hills, $1,690,000, Two Stories Detached, Small -Mod Size, 1,584 sq ft. Complete, modern renovation interior and exterior with open concept. Attic built out with full bath and fully finished basement. The highest price ever for a wood frame home of this size not on a corner lot.

67-128 Dartmouth St, Forest Hills, $1,310,000, One family attached or semi, 1,224 sq ft. Fully renovated 2 story with finished basement, the highest price for this line of house that is common on Dartmouth, Burns and Clyde St.

66-48 Selfridge St, Forest Hills, $1,770,000, 2 family Converted From 1 Family, 2,640 sq ft. Completely renovated 2 story plus finished basement with garage. Set new price for this size 2 family on this street.

71-28 Manse St, Forest Hills, $1,460,000, Two Stories Detached Small-Mod Size, 1,184 sq ft. Renovated, one the highest prices every for a wood-frame “Archie Bunker” style house, especially not on a corner lot.

99-07 70th Ave, Forest Hills, $1,770,000, Two Stories Detached, Small -Mod Size, 2,215 sq ft. Neither updated or dated, built-out attic and finished basement. High price for unrenovated house of this size in this location.
